When preparing to let your property, the first step you must take is to ensure your property is fit for occupancy. The checks you must take are as follows:

Gas Safety: This is required by law under the Gas Safety (installation and use) regulations 1998.  All gas appliances and flues, and pipe-work must be checked. This must be done on an annual basis.


Electrical Installation & PAT (Portable Appliance Testing): This is not currently compulsory, however it is strongly recommended.  Electrical Installation tests should be done every 5 years; this includes checking the wiring, sockets and light fittings...etc. PAT testing should be done on an annual basis; this checks the safety of portable electrical goods, such as kettles. These checks will ensure the safety of your tenants, and avoid any fatal accidents.


Fire Safety:  Your property must meet certain Fire Regulation Standards, these are as follows:

  • In case of a fire, you must ensure that your lessees have a fire escape route from the property; moreover you may need to provide fire extinguishers
  • You must provide a smoke alarm, and in addition you should provide a carbon monoxide alarm
  • If you let a property with multiple occupants you may need to carry out a fire risk assessment
  • If your property is let with furniture they must meet the fire-resistant furniture regulations, most furniture will be clearly labelled. However if you let your property on a short-term basis this regulation is void

EPC (Energy Performance Certificate): This rates how energy efficient your property is and your carbon monoxide emissions.  It gives you information on how to make your property more energy efficient and suggestions on how to reduce your carbon monoxide emissions.  An EPC is Valid for ten years and is required by law when renting or selling your property.
